NEW KID IN TOWN

Monday I spent some time with Andrew Wilson currently campaigning for the North Ward of Mosman Park as a Councillor.

Yes he is out there, yes he says it how he feels, okay might not get all the facts absolutely right but hey he is putting the spot light on the social issues that have been a major issues for years.

In all seriousness who would want the bottom end of state housing so close to a junior school. Although there has been no incidents that I know of it could be a ticking time bomb.

I applaud you Andrew Wilson for having the spunk to speak out and grab the attention that Mosman Park so heatedly deserves and although you will never get “rid” of state housing its the selection of the people that is required. We need to have the older people that appreciate living in a beautiful suburb and blend into the community, if that was happening it wouldn’t be an issue would it?

Good luck Andrew with your campaign I will be watching it very closely.

EYES DOWN

Is it a sign of old age creeping in?

Went out brochure dropping with Liz on Thursday 14th September and we were delivering about 400 fliers warning people of what’s been happening in the hood that week – in other words be more diligent with your “things” out the front of the homes.

Going down a lane-way and we were walking at a reasonably good pace, when I tripped over one of the speed humps went for a cracker !! Phone flew out of my hand, brochures went everywhere and down I went on my knees “OUCH” .

The worst thing of all apart from my bloodied knee and bruised bone I ripped a hole in my new pants urgh!!

Well lesson to self – get Trent and Lizzy to do them – leave that stuff to the young ones ha ha.

PROPERTY MOVING

In my humble opinion only.

I believe that the homes between $650,000 to $1,200,000 will move faster than ever before now. Will they get more money – possibly as there are more buyers in this price range out there looking at the moment.

With our method of sale “Openn Negotiation” it is a very fair process for all buyers as they have the chance to keep bidding up until they reach their “stop” price.

Agents “boo hoo” this process but I am not sure why they do that because a) they don’t understand it or b) they just don’t want to put the time in to learn the process.

We have sold 6 properties (Transparent & Openn Negotiation) and all the buyers have stuck with us for other properties, they have not been deterred by the process.

If I was buying at this time I would be getting in and securing myself a property. Buyers have had it good for so long but you are now in a different situation.

LACK OF POLICE

This week we had a break in at the Leaky Tap, 11.30pm we get the call from the security company that there has been a break into the cafe.

Bolting out of bed grabbing Olivia and we rush to the cafe. Security guard from Wilson’s was there of course but it did take him 15 minutes to get there of course.

We have cameras etc so we do have the culprit on the cameras however he was hooded and had a bandanna over his face but the police (the next day) took the footage.

What is alarming to me however is that don’t expect any police to come to you at night it just wont happen – why I hear you asking?

Well this Government and past Governments have not spent enough money on recruiting more police officers so we are stretched very lean across Perth. So unless you say “gunshot, stabbing, killing” its not important enough basically. It’s not their fault its the Governments fault for not putting enough money in to allow more people (or is our police force just too top heavy – I wonder).

Fortunately this little part of Mosman Park has a group called the Safety for Mosman Park and we have eyes out everywhere and we communicate often with each other.

We use to get a crime report each week with streets that had been targeted unfortunately we are not allowed those anymore which is a real shame as the SFMP group would often then alert people around the area.

So on Tuesday these thieves also targeted the Mosman Park Bowling Club – they pinched their lawn mower – seriously!!

Leaky Tap doesn’t keep cash on the premises but they did run away with Trent’s lap top (Olivia was borrowing it) and a couple of ipads (one uber one).

Well you know what, make the most of it you thieving mongrels as we are not going to stop until you are behind bars where you belong. Residents are truly fed up with you and getting their cars smashed etc. There is going to be a back lash on you lot just you wait and see.

Mosman Park is such a beautiful place to live so we must all join forces and stamp this wave of crime out, kick it out of our suburb!!

DO YOU LEAP OUT OF BED

So many people I talk to lately “hate” their job, my question to you is – How do you manage to get out of bed every morning and be civil to your work collegues.

One thing I decided very young was if I don’t “leap” out of my bed to get to work I would chuck the job in.

Not only are you miserable on the inside it shows on the outside and I believe when I go into a lot of shops that’s why you get greeted in such an awful manner, as if the person doesn’t really want to be there – it’s because they don’t want to be there and it shows to the customers.

Being trained in hospitality in all seriousness if you were not bubbly in nature and ready to help you would be out on your ear. People dont want to deal with grumpy people they want smiley happy energetic people, people that make them feel good.

If you don’t like your job then get out – Find something that pleases you and makes you happy, you will find your whole life will turn around and people might also respond to you better.

I simply love what I do I cannot wait to get out of bed in the morning. If I could start ringing people at 5.30am in the morning I would – In fact I do but they are not clients but friends ha ha..

Love your life my friends you only have one of them to live, don’t have any regrets !!

SOLD CLADDING THAT WAS FLAMMABLE

If Australian suppliers were sold non conforming polyethylene cladding and they on sold it then they should be fined and stopped from ever being a supplier.

Four Corners was airing a report on Australian suppliers – you should google it.

The report said Australia’s slack and ambiguous building standards allowed the product’s importation to continue!! – Well once again this just shows you just how weak our Government actually is.

More fire-resistant cladding was available, but was more expensive – of course the cheap builders trying to keep costs down would actually risk people’s lives because of their own gain – hmm strike them off I would say.

It’s just a shame that developers/builders would put people’s lives at risk for their own monetary gain. If found to be using that inferior product (which should never be allowed into this country) they should be struck off and never allowed to build again.

Personally its hard enough not knowing being a normal pleb in this world what your building or structure is made of (unless of course the every day brick we all know that) but you have to trust in the person that you are using. So many people get duped these days and it’s just too costly to chase them in a court of law as you just don’t have the finances to do that so of course they keep doing it to others.

Wake up Australia and our politicians and start looking after your own people for a change and make sure they get a fair go. Instead of looking after every other Country in this world but your own do your own backyard first.

EMERGENCY SERVICES LEVY

Funny how the NSW Government decided to defer the introduction of the Fire and Emergency Services Levy and yet here in WA we have had it for years and it keeps going up every year just like our rates and taxes do.

They REINSW (like our REIWA body here in WA) said the new proposed levy was unfair and bad for the NSW economy and the fire levy was more like a new form of land tax – ha ha yes of course it is.

It was going to be based on the unimproved value of property which has nothing to do with the cost of running our Fire Services as opposed to the insurance levy being based on replacement value of the structure.

The levy would have left a large number of households worse off and also affected commercial and industrial businesses. This would have significant consequences for all residents of NSW including their most vulnerable in the community. They lobbied hard on this issue and it was great to see that the NSW Government actually listened to them.
(Unlike our robbing thieves here in WA)

The NSW Government said in a statement on Tuesday (30th May 2017) until they complete their review the Fire and Emergency Services Levy will continue to be collected via insurance policies. Which is exactly right and appropriately where it should be collected.

We get taxed from every possible avenue here in WA and sometimes I can understand why people just throw up their hands and say buggar it – I am just not going to conform. It shouldn’t be so highly taxed our Government needs to spend our money more wisely.

FIRE SAFETY

Interesting isn’t it that since that devastating fire in a high rise building called Grenfell in Europe, Australia has gone into a frenzy about making sure that all our buildings comply – Really why all of a sudden do you think that all our buildings are going to catch on fire?
Have to say though that building had flammable cladding, no sprinkler systems, single fire stairs and no building alarm.

Dozens of government agencies and all major property companies are working together to improve fire safety standards and deal with non-conforming building products.

Western Australia are undertaking reviews of large buildings (ones that were built over 30-40 years ago have not got anywhere near the new regulations that they need of today) if they are going to try and make them comply its going to be extremely difficult and very costly for all owners of those buildings.

Australia has fire safety standards that are among the strongest in the world – yep I would agree with that statement – We are such a huge nanny state you cannot do anything here in the country without getting a permit for moving a brick.

You know what the trouble is that no one actually checks when a building is completed, there is no government body that actually checks up to see that they have actually built what they said they were going to build. Just look at our new children’s hospital for instance what a debacle that has become.!!

In all seriousness we have not had a major catastrophe here in Australia, all our Governments do is a knee jerk reaction. We are so hindered by all our rules and regulations now you cannot perceive every thing in this world and certainly you cannot protect everyone. Someone is going to light a bloody candle and go out and leave it burning its people, you cannot protect everyone. We have strong enough laws in this country as it is don’t try and make it impossible for everyone.

CHU is now going around inspecting all buildings (old ones) and trying to give them a list of what they say are compliance issues that the building needs to upgrade to. Seriously you have been taking our money for years and never bothered before and there has been no fires in our buildings – not to say there won’t ever be of course, as I said you cannot control every occupant but you cannot cover every scenario either.

LEGISLATION CHANGES AFFECT PROPERTY INVESTORS

The Treasury Laws Amendment Bill 2017 was introduced into parliament on the 8/09/2017 which included legislation changes that will negatively affect residential property investors across Australia. (Typical isn’t it hit the people putting their neck out already.)

The 2017 Federal Budget amendment denies tax deductions for the decline in value of ‘previously used’ or ‘second hand depreciating assets’ (plant and equipment) found within residential investment properties. (Will mean you will have to renovate and spend more money to get the depreciation.)

This change will have a major impact on investors, essentially reducing the annual deductions they can claim which in turn, reduces their cash return each year.

This may lead to investors being in a tighter financial position and may discourage any potential investors from purchasing second hand residential properties in the future.
(Not great is it – we are already struggling with our older style apartments competing against the new ones.)

The typical Mums and Dads, nurses, teachers and police who own one or two investment properties may not to increase their portfolio with older style properties where there is no depreciation allowed.

From July 1 this year, the depreciation of acquired second hand or previously used plant and equipment assets will be reflected in the cost base for capital gains tax purposes.
(Another Tax Capital Gains – Don’t get me started that should have gone years ago.)

Fortunately, all existing investments will be okay. Property owners who had exchanged contracts to purchase a property before the 9th of May 2017 can continue to claim a deduction for depreciation on the plant and equipment items within the property until either the investor no longer owns the asset or the asset reaches the end of its effective life.

Make sure you get a depreciation schedule done when buying an investment property, however that will only be for brand new from now on. Just another snag put in front of people trying to get a head in this world today.
