Down, down the rental prices have been going. The Consumers are increasingly encouraged to view value through the lens of “cheapness”. But as everyone knows who has bought a no name brand version of their favourite chocolate will know the cheaper version is rarely the best version of a produce or service.
Too often landlords fall into a false sense of economy when it comes to the management of their property. Australians are too casual with their property and the “she’ll be right” mate attitude is not going to cut it any more.
All too often in our experience, she’s not going to be right. That’s partly because the real estate industry is broadly focussed on ‘race to the bottom’ for property management fees, rather than educating the public on the real difference an experienced property manager makes to an investors bottom line. A good property manager is like GOLD so treat them as such – look after them.
Just today our PM had to go to court on behalf of an owner because of an absolute loser of a tenant who flaunted the system and manages to get um let me see couple of months free rent??? Any way our bull dog is on it and he will be flung out on his ear next week bailiff in toe. Unfortunately we inherited the tenanted (not hand picked by us) so we had to do the best we can for our owner in this circumstance but we were onto it early however the court system is lagging behind (what’s new) !!
The relationship between the tenant and the property manager is very important and in some cases that can be the whole difference between the straw that breaks the camels back. Tenants respond to our property manager extremely well, she is very well liked.
Your property manager is also on to the market and what the trends are currently doing, what the prices are doing, working hard so that you are not too long out of being paid rent ?? Big issue at the moment.
Seasonal rents – a good property manager will endeavour to try and get you out of that winter renewal, its a really bad time to negotiate rents and try and find a tenant when no one moves around in the Winter time !!
Landlords insurance – I don’t need to go on about that as you do know that it is a must these days to have it – there is just too much money to lose if you don’t.
Next time you think about scrimping on the costs of a property manager, if you think it’s expensive to hire a professional to manage your property – just wait until you hire an amateur !!
