APARTMENT LIVING FOR THE 60+

In 20 years time they reckon there will be an extra 1.5 million people sharing the city with our current high-school students.

Well we have gone like every other City and built loads of apartments wherever they can plonk them with little or no thought about who is going to rent them or live in them.  Our roads are going to be chaotic as typical of our Government they don’t plan these things.  Just keep importing more people without any thought – that seems to be the normal.

However what your current baby boomers need is:  Townhouse that is at least 150m2 in size, with two courtyards, with a master bedroom down stairs, secure parking with a storage shed, but most of all PET FRIENDLY !!

I am currently selling 11/8 Bay Road Claremont a 3 x 2 secure townhouse with bedroom downstairs and “no pets” could have sold it 5 times over.  What person that is over 65 doesn’t have a pet – they do !!  They also don’t go out all day and leave their pets as they are considered very high up the food chain unlike some people owning dogs in their early 20’s who get a dog, get bored with it, don’t take it for walks, go to work and leave it home all day – hence they bark their heads off as they are bored.

Developers wake up to yourselves, the money is with these baby boomers,  you should be making allowances when building these complexes, at least allow the ground floor apartments/townhouses that they can have dogs having that courtyard would be a huge bonus also an age limit perhaps.  People are getting so frustrated that Perth is way behind the times, Melbourne are building these specifically for the Baby Boomers – SMART I SAY !!

Shame that Perth people are allowing their City to become apartment orientated as having a house and land will be something to strive for but unaffordable whereas an apartment is going to be cheap to buy into – be aware of the Strata and their fee’s, rules & reg’s see earlier blogs.
Apartments are very good for the 18-30 year olds who want to travel, party (not at their unit) live life a bit before settling down as an apartment gives you the flexibility to do that.  Once you have a house it’s mowing lawns, gardening and children generally – see if gen Y wants that – NO !!

Perth is a very beautiful place and yes I can understanding the Government wanting to cram more into here, but seriously you need to think these things through first.

Every day I come to work the traffic down Stirling Highway get’s worse and worse and to be honest earlier in the morning..

HIGHER BANK FEE’S FOR INVESTORS

It makes me wonder now does the Government think before the make these decisions.

Banks are now charging investors a higher rate of interest on their loans?

Really so when they step out of the market then is the Government going to buy more homes to house people then?  Don’t think so.

We need investors in the mix of buyers we don’t need to dissuade them to buy.

I know I posted a while ago about higher fee’s coming but I thought they may see the sense of it all, but no any chance for the bank to grab back more money they will (it’s not as if they are floundering either).

There is this flurry because of Sydney and Melbourne being snapped up by the Asian market – well then do something about that then, the Australian is being out bided every time (my spies over there tell me about the Auctions there) unless you stop all foreign investment and allow 100 year leases to happen its not going to stop.

I do have a gut feeling though with all the money China is currently bleeding out of it’s country right now they will find a way to stop them from taking so much money out.

We need to realise that we have such a beautiful wonderful Country to live in and now people want to come over here and buy a piece of this beautiful paradise and unfortunately for your average Australian it’s going to be out of their reach (if not already) to be able to buy a house/land close to the inner suburbs to the City it’s just not affordable anymore.

Will that housing bubble burst?  Who knows?  I just want it to rub back on to Perth and let’s get it back on track, we are now quite cheap compared to these two cities.

HOW LONG WILL IT TAKE TO SELL?

A question that Trent and I get constantly when listing properties!!

You could sell on the first day (usually then the Sellers say well it’s early in the campaign) or you can sell it on day 90.

Various things will stop people from making an offer:

place is quiet right for them and they are making excuses why they shouldn’t buy it
they feel it’s over priced and they don’t want to put a lower offer in as they don’t feel they should
the property isn’t presented in it’s best light and people cannot see passed that
friends keep telling buyers not to buy now wait it’s going to go down more (who has that crystal ball I don’t know, all I know is if you like it buy it you wont know where the bottom is until it goes up again)

We have listed property and think wow what a beauty this should sell straight away and it doesn’t?  Priced correctly and presented beautifully but it still sits there, frustrating for the Sellers and us with no real feed back on why?

In this current market your property has to be presented extremely well and in it’s best light, priced correctly nearer towards the bottom end not at the top end, a wish price is just not happening right now (cant see that happening for a few years either).

Do you trust the agent when they are telling you it’s worth $50k+ over what everything else is selling???  You shouldn’t be.

Don’t sell if you want this price way above market value it’s just not there, be realistic buying and selling in the same market can be a bonus as long as you have owned your home for 10+ years.

STRATA FEE’S

I know that I have written about this before but a few emails to me this week has prompted me to write again.

If the complex you are looking at has very low fee’s e.g. $350 – $450 per quarter with no reserve levy or a reserve fund in place that has money it I would be VERY CONCERNED!

People constantly say to me “oh I’m not interested the strata fee’s are way too high” well less fees does not mean that you wont be hit with a huge special levy in the future either you know.  It’s better to be building up the funds and be prepared for future works let me assure you.

Any old buildings will need maintenance and it will be constant.

To give you an example when I bought into Dover Court the fee’s were $250 per quarter, they had no money in the bank they were lucky to cover the costs of each year.

They went up over the years and they were $831 last year and this year they have dropped to $625 per quarter – why?  Hmmm think we have enough money in the bank to cope with most things that could happen to us.  We have replaced the roof, the lifts, done the painting (we continually do touch ups) the pool area has been re vamped, gardens are done, we are sitting pretty really.

The cost of maintaining complexes has become expensive because of every law you have to adhere to these days.  Strata living is good living as long as the complex has been managed well.

So don’t think that because a building has a high strata fee they are no good rather look at their minutes and their bank balances to give you an indication of what’s going on.
Other than that ring me as I know most of the complexes in the Western Suburbs as I am the main seller.
